- What the lot allows
- Setbacks, easements, lot coverage, and local review all constrain what can be built before design begins. We check this first.
- Matching an existing house
- An addition that reads as an addition is a design failure. Roof pitch, eave detail, window proportion, and masonry all have to reconcile.
- Engineering is not optional
- Removing structure requires a licensed engineer's design. We coordinate it as part of preconstruction rather than discovering it mid-project.
